What listing presentation conversion rate measures
Listing presentation conversion rate is the share of attended seller presentations that result in executed listing agreements under a documented rule. The formula is signed listings divided by attended listing presentations from the same matured cohort, multiplied by 100.
The numerator cannot exceed the denominator. If one presentation can create several listings, define whether the unit is presentation, seller relationship, or property before using a percentage. This calculator assumes at most one qualifying signed outcome per attended presentation.
An agreement definition can depend on brokerage policy and local requirements. Use the operational definition your brokerage has approved; this page is a measurement guide, not legal advice.

Build a cohort before calculating
Choose the presentation cohort
Group presentations by the date they occurred, not by an unrelated report date.
Define attendance
Document how virtual, shortened, rescheduled, duplicate, and multi-property meetings are counted.
Allow the decision window
Wait long enough for each presentation in the cohort to reach the chosen signed-or-not outcome.
Apply one signed rule
Count only qualifying executed agreements and deduplicate outcomes under the cohort's unit.
Keep the three seller funnel rates separate
The three rates use different starting populations. Combining them hides where the funnel changed. Preserve the underlying counts and review each step before changing content, qualification, scheduling, or presentation process.

Interpret the result without inventing a benchmark
A useful baseline is internally consistent: same lead definition, source segmentation, presentation format, signing rule, decision window, and market context. A universal average from an incompatible brokerage or source mix can be more misleading than no benchmark.
If the rate changes, inspect data maturity and signing definitions first. Then review source mix, qualification, property type, market conditions, presenter, format, follow-up, and the actual material shown. The rate identifies a funnel step; it does not prove why the outcome changed.
